Rising damp is caused by the rising of groundwater through capillaries in masonry. Water breaks through or around a broken damp proof course (DPC) and rises into the wall through the porous mortar and masonry used.
The signs of rising damp include damp or wet patches appearing on walls usually around skirting boards. Rising damp will also usually have a damp or musty smell.
Penetrating damp occurs when water infiltrates through external walls into a property. This usually occurs through an external defect i.e. cracked render, missing pointing to the brickwork, blocked gutter or leaking water pipes.
The difference between rising damp & penetrating damp is the height at which it occurs. Rising damp will occur up to 1m high and penetrating damp can occur anywhere.
Condensation damp is the most common type of damp and occurs when moist air comes into contact with a colder surface like a wall, window etc.
Mould typically grows on damp surfaces that have become damp due to high humidity levels in the property, which is caused by poor ventilation causing all heat to rush to cold spots.
